Real Estate Cost Manager / Quantity Surveyor (Pipeline Role)

About the role

We are building a talent pipeline for Real Estate Cost Managers / Quantity Surveyors to join Deloitte’s Real Estate practice in Johannesburg. The role will support clients across the project lifecycle, delivering cost planning, feasibility studies and commercial control for a variety of real‑estate assets.

Key responsibilities

• Prepare detailed cost estimates, Bills of Quantities and feasibility studies for real‑estate projects.
• Manage tender processes, including pre‑qualification, tender documentation and bid evaluation.
• Negotiate with contractors, subcontractors and suppliers to secure competitive pricing.
• Administer contract administration, interim valuations, progress payments, change orders and final accounts.
• Monitor monthly reporting, cash‑flows and KPI performance against approved budgets.

Required profile

• Bachelor’s degree or diploma in Quantity Surveying.
• Professional registration as a Quantity Surveyor (PrQS) with SACQSP or RICS.
• Minimum 5 years of quantity surveying experience, including 3‑4 years at a management level.
• Strong analytical, negotiation and communication abilities.
