Sectional Title Property Portfolio Manager

About the role

Residentia Trust is seeking a Sectional Title Property Portfolio Manager to oversee a portfolio of approximately 15 community schemes. The role involves managing insurance, valuations, compliance and supporting trustees in day‑to‑day administration of sectional title schemes.

Key responsibilities

• Obtain and manage insurance quotes for buildings, common property, fidelity and public liability coverage and finalize policies.
• Arrange valuations of buildings and common‑property improvements.
• Prepare and submit insurance claims for common‑property and individual owners, coordinating with brokers.
• Advise trustees on the Sectional Titles Act, the scheme’s constitution, management and conduct rules, and keep them informed of legislative changes.
• Assist in drafting, amending or consolidating rules, constitutions, policies, architectural guidelines and other governing documents, including liaising with legal professionals and CSOS.
• Prepare special levy resolutions, communicate decisions to owners and address related queries.
• Produce monthly debtor arrears reports and explain their status to stakeholders.
• Submit required CSOS forms such as annual returns, rule amendments, address changes and special resolution applications.

Required profile

• South African citizenship.
• Strong knowledge of the Sectional Titles Act and related regulatory requirements.
• Experience in property or community‑scheme management.
• Excellent organisational and communication skills.
