Residential and Commercial Sales Manager

About the role

JHC is looking for a Residential and Commercial Sales Manager to manage and execute its sales plan, achieve targeted occupancy levels, develop rent setting and adjustments and build the JHC market profile. The role covers both residential and commercial sales, including vacancy management, rent setting, reporting and staff management.

Key responsibilities

• Sales planning: develop the annual sales approach and operational plan, aligned with business priorities and approved annually.
• Vacancy management: track sales performance against targets, monitor vacancy levels, set monthly targets and implement corrective action; for residential, also support tenant retention and conversion rates.
• Rent setting: conduct internal and external research, advise stakeholders, propose rental adjustments to the Executive Committee and communicate changes to stakeholders.
• Commercial sales: secure tenants, negotiate leases, manage lease validity and tenant exits, and source outdoor media advertising partners in line with compliance.
• Financial management: develop and manage operational budgets, reviewing expenditure and revenue against targets monthly.
• Reporting: monitor performance, analyse data and draft monthly and ad hoc reports, including recommendations on unlettable units.
• Staff management: recruit, induct and manage performance of sales staff, develop their skills and enforce HR policies.

Required profile

• NQF 7 qualification in sales or similar.
• 8 to 10 years of sales experience, including 5 years in a sales management position, with evidence of sales performance.
• Experience in the residential property industry is preferred.
