Property Manager

About the role

Broll Property Group is looking for a Property Manager in Gauteng, South Africa. The role manages the property and its facilities, drives investment growth and maximum income through effective property management and asset control, and keeps senior management informed of area activities and significant problems.

Key responsibilities

• Manage property operations, keep up with market activity and attend landlord association meetings such as SAPOA and CJP
• Run a preventive maintenance programme, schedule refurbishments and major repairs, and liaise with contractors and government authorities
• Enforce tenant obligations during and after lease terms and renew leases so that vacant space is let
• Prepare budgets and forecasts by January each year, review rents quarterly, and monitor income, expenses, municipal recoveries and operating costs
• Approve capital expenditure within authority limits and set the capex philosophy per building
• Manage debtors, creditors, arrears, write-offs and parking, and negotiate new leases and tenant relationships
• Supervise property staff, conduct performance appraisals, run training programmes and ensure the workplace is clean and secure
• Report monthly performance against budgets and prepare consolidated reports for the client

Required profile

• Matric education; additional maintenance and property management training preferred
• Five or more years of related experience, including at least two years of supervisory experience
• Excellent leadership, organisation, problem-solving and communication skills

• Knowledge of budgeting, service contracts and leasing agreements
