Property & Maintenance Manager

About the role

This position offers a proactive property professional the chance to lead day‑to‑day operations of a commercial portfolio in Century City, Cape Town. You will be responsible for ensuring high‑quality maintenance, tenant satisfaction and compliance with all relevant legislation.

Key responsibilities

• Manage daily operations of a portfolio of commercial properties.
• Oversee planned, preventative and reactive maintenance programmes.
• Build and maintain strong tenant relationships, addressing maintenance and operational queries promptly.
• Coordinate contractors, service providers and ensure compliance with service level agreements.
• Supervise tenant fit‑outs, installations and property inspections.
• Ensure building services (lifts, HVAC, fire systems, security, utilities) are serviced in line with legislative requirements.
• Administer supplier contracts, procurement processes and insurance claims.
• Maintain compliance with the Occupational Health and Safety Act and other property legislation.
• Prepare and manage maintenance budgets, monitor spend and report variances.
• Identify continuous‑improvement opportunities across the portfolio.
• Lead on‑site maintenance and building management teams and produce operational reports for senior management.

Required profile

• Minimum 5 years’ experience managing commercial or retail properties.
• Proven background in property maintenance and facilities management.
• Strong knowledge of building services, preventative maintenance, contractor management and procurement.
• Good understanding of Occupational Health and Safety legislation and property compliance.
• Experience handling maintenance budgets and supplier contracts.
• Valid driver’s licence and reliable transport.
