Portfolio Manager – Commercial Properties

About the role

A recruitment consultant representing a client with an 80-year history in the property industry is hiring a Portfolio Manager in Cape Town. The client manages a diverse portfolio of residential, industrial and commercial properties. The role is office based and permanent.

Key responsibilities

• Custodian of statutory compliance, including Occupational Health and Safety (OHS), municipal by-laws and environmental regulations
• Enforce and administer commercial lease agreements, ensuring timely compliance from tenants and the landlord
• Oversee debtor and creditor ledgers, manage credit control and implement policies to mitigate financial risk and bad debt
• Lead internal and external property audits with accurate, complete documentation
• Manage the tenant lifecycle: lease initiation, renewals, rental collection and arrears management
• Collaborate with finance on property budgets, manage expenditure and report monthly on vacancies, arrears and operational costs
• Oversee service agreements and third-party contractors (maintenance, security), ensuring SLAs are met and costs are optimised
• Develop and run planned preventative maintenance schedules, and resolve tenant queries and maintenance requests promptly

Required profile

• Tertiary qualification in Property Studies, Real Estate Management or a related financial/legal degree
• 5-8 years of experience in commercial property or facilities management, managing retail, industrial or office portfolios
• Knowledge of the Property Sector Code, the Consumer Protection Act and fundamental commercial lease law
• High integrity and ability to handle confidential financial information
• Excellent written and verbal communication with tenants, senior leadership and legal professionals

Required skills

• Financial management: debtors/creditors management, credit control and financial reporting
• Proficiency in industry-standard property management software (e.g. MRI, MDA Property Manager)
• Advanced Microsoft Excel
