Property Accountant

About the role

An exciting opportunity is available for an experienced Property Accountant to join a growing property portfolio finance team. The role focuses on commercial property accounting, tenant billing, reconciliations and performance reporting.

Key responsibilities

• Manage day‑to‑day accounting and bookkeeping for a commercial property portfolio.
• Review and process supplier invoices and cost allocations related to properties.
• Maintain accurate tenant, lease and deposit records.
• Prepare and reconcile monthly tenant billing, recoveries and utility charges.
• Calculate and reconcile municipal and utility recoveries.
• Perform month‑end close activities, including journals, accruals and reconciliations.
• Prepare monthly management accounts and financial reporting packs.
• Compile budget‑to‑actual reports and analyse financial variances.
• Assist with annual budgeting and forecasting for the portfolio.
• Monitor performance metrics such as occupancy, vacancy and net operating income.
• Ensure compliance with lease agreements, accounting standards and company policies.
• Maintain audit‑ready records and support internal and external audits.
• Maintain data integrity within the property management system.

Required profile

• Relevant accounting qualification.
• Proven experience in commercial property accounting.
• Strong knowledge of tenant billing, recoveries and month‑end accounting.
• Understanding of South African municipal and utility recoveries.
• Experience with commercial retail and/or office property portfolios.

Required skills

• MRI Property Central or MDA property management systems.
• Advanced Microsoft Excel.
