Executive Head of Property Management – Student Accommodation

About the role

The company is a leading student accommodation property management firm based in Pretoria, seeking an Executive Head of Property Management to lead its national portfolio. Reporting directly to the CFO and Board, you will be responsible for operational excellence, regulatory compliance, financial performance, and delivering a high‑quality living experience for students across South Africa.

Key responsibilities

• Lead the national Property Management function and mentor regional teams.
• Develop and implement operational strategies aligned with business objectives.
• Drive operational excellence, improve efficiencies, and monitor service delivery.
• Oversee day‑to‑day management of the student accommodation portfolio.
• Manage hard and soft facilities services, including maintenance, cleaning, security and contractor management.
• Ensure buildings remain safe, compliant with OHS Act and SANS Building Regulations, and operational.
• Maintain asset quality, drive refurbishment initiatives, and enhance asset value.
• Implement risk mitigation strategies and monitor contractor compliance.

Required profile

• Commercially astute property professional with extensive experience in property, operations, facilities, asset and project management.
• Proven executive leadership experience in large‑scale property portfolios.
• Strong knowledge of building compliance, occupational health & safety, and regulatory standards.
• Ability to develop long‑term property strategies and lead continuous improvement.
