Contract Manager

About the role

dhk Architects is seeking a Contract Manager to join its Cape Town team. The role is responsible for the effective administration and management of construction contracts on site, ensuring full compliance with the contract agreement and client requirements.

Key responsibilities

• Administer construction contracts and advise the Project Director/Resident Engineer on contractual rights, obligations, and risks.
• Manage contractual correspondence, notices, determinations, and formal communications, ensuring compliance with procedures and timelines.
• Review and assess variation orders, contractor claims, and change requests; maintain a comprehensive Variation and Claims Register.
• Review interim payment applications and final accounts in coordination with the Quantity Surveyor, verifying contractual compliance related to payments, retention, and deductions.
• Assess baseline and updated programmes from a contractual perspective, evaluate extension of time claims, and monitor contractual milestones.
• Identify contractual and commercial risks, propose mitigation measures, and support dispute avoidance and resolution.
• Prepare contractual reports, summaries, and dashboards for the client and consultant.

Required profile

• Proven experience in construction contract administration and management.
• Strong understanding of contractual rights, obligations, and risk mitigation.
• Ability to evaluate variation orders, claims, and payment applications accurately.
• Experience reviewing project programmes and handling extension of time assessments.
• Knowledge of local construction laws, regulations, and authority requirements.
• Effective communication skills for preparing reports and coordinating with stakeholders.
