Architectural Council Submission Specialist

About the role

We are looking for a meticulous Architectural Council Submission Specialist to translate approved designs into compliant, submission‑ready documentation and manage the full approval process with local municipalities. This position focuses exclusively on council submissions, not on conceptual design or contract administration.

Key responsibilities

• Convert design concepts into detailed working drawings, site plans, elevations and sections formatted for council submission.
• Check all drawings against local town planning schemes, zoning laws, SANS 10400 regulations, title deeds and land‑use restrictions.
• Compile mandatory submission packages, including application forms, zoning certificates, SG diagrams, engineer‑signed certificates and energy‑efficiency calculations.
• Lodge applications manually or digitally via municipal portals and track progress across departments such as Town Planning, Fire, Health, Water and Sanitation.
• Serve as the primary contact for council examiners, resolve queries, amend drawings promptly and ensure timely final approval.
• Coordinate with external consultants (civil/structural engineers, town planners, land surveyors) to align all documentation with submission requirements.

Required profile

• Degree or Diploma in Architecture or Architectural Technology.
• Active registration with the relevant professional body (e.g., SACAP) allowing plan sign‑off.
• 3–5 years of dedicated experience handling municipal council submissions and approval workflows.
• Exceptional patience, strong communication and negotiation abilities, meticulous attention to detail and solid problem‑solving skills.

Required skills

• Proficiency in CAD/BIM software (Revit, AutoCAD, ArchiCAD).
• In‑depth, up‑to‑date knowledge of South African building regulations, zoning bylaws and the National Building Regulations (SANS 10400).
