Operations Manager

About the role

Broll Property Group is looking for an Operations Manager for a retail centre in Vredenburg, Western Cape. The post covers the planning, organisation and direction of the centre's operations, including leasing, services, maintenance, security and tenant relations, and is advertised as a permanent position.

Key responsibilities

• Plan, develop and implement operations policies and procedures, and assist senior management with goals, plans and budget projections
• Manage leasing contracts, procure services and oversee third-party service contracts and maintenance procedures
• Coordinate maintenance contractors, suppliers and vendors, authorise invoices, issue tenders and calculate operational charges to tenants
• Handle tenant complaints, respond to emergency call-outs and liaise with tenants on operational issues
• Manage security: inspect security systems, establish security networks, liaise with SAPS and local authorities, plan guard rosters and create emergency plans
• Ensure facilities are clean, well maintained and compliant with health and safety regulations, and train staff in safety
• Oversee procurement of furnishings and equipment, track billing discrepancies and maintain good relations with vendors and contractors
• Supervise and appraise staff, run performance appraisals, handle hiring and ensure appropriate staffing levels

Required profile

• Matric; additional maintenance and centre management training preferred
• Five or more years of related experience, including at least two years of supervisory experience
• Knowledge of budgeting, service contracts and leasing agreements
