Construction Manager - Residential Sites

About the role

This Construction Manager directs daily operations on active residential building sites, driving project execution, maintaining rigorous quality standards and coordinating subcontractor workflows. The role ensures field production follows defined schedules, budgets and organisational benchmarks, and creates a safe, structured and accountable working environment. It is based in the Paarl/Stellenbosch area.

Key responsibilities

• Plan and coordinate daily construction activities, direct site labour and supervise subcontractors to keep productivity and workflow running smoothly.
• Inspect active work to ensure compliance with approved drawings, technical specifications and company quality standards.
• Execute production against the master construction programme, sequence subcontractor trades, spot schedule risks early and apply recovery measures when needed.
• Coordinate the availability of materials, labour and equipment, and check order quantities on delivery to minimise waste.
• Carry out ongoing quality inspections, sign off booking sheets only when standards are met, resolve pre-snag items and prepare units for internal and client handover.
• Conduct daily safety inspections, enforce health and safety protocols, require PPE and report hazards or incidents immediately.
• Maintain accurate operational records, verify completed subcontractor work for payment clearance and assist with site measurements.
• Ensure proper care, operation and security of on-site plant, tools and machinery, and report damaged or missing items.
• Build professional relationships with subcontractors, suppliers, consultants and clients.

Required profile

• 3 to 5 years of residential construction experience.
• Valid driver's licence and reliable personal transport.
• Proven track record in trade coordination, planning and quality control.
• Desirable: formal trade qualification or a building sciences / construction-related qualification.

Required skills

• Strong construction knowledge with the ability to read and interpret technical construction drawings.
• Quality inspection and snag resolution.
