Senior Portfolio Manager - Property Management

About the role

Broll Property Group is looking for a Senior Portfolio Manager in Vredenburg, Western Cape, on a permanent basis. The role manages the property and its facilities, drives investment growth and income through effective property management and asset control, and keeps senior management informed of key issues.

Key responsibilities

• Manage property and facility operations, including leasing contracts, procurement of services and maintenance procedures
• Develop budgets, monthly and ad-hoc reports, and implement departmental and procurement policies in line with health and safety regulations
• Run a preventative maintenance programme, schedule refurbishments and major repairs, and liaise with contractors and government authorities
• Monitor tenant movements, vacancies and landlord strategies; inspect properties and enforce tenant obligations
• Analyse monthly income and expenses, quarterly operating costs and turnover rentals, and prepare budgets and forecasts by January each year
• Approve capital expenditure within authority limits and set the capex philosophy per building
• Manage debtors, credit control, write-offs and parking operations
• Handle tenant correspondence, lease renewals, new tenancy mandates and lease negotiations
• Supervise staff, train and appraise personnel, and ensure the work area is clean, secure and well maintained

Required profile

• Matric qualification; additional maintenance and property management training preferred
• Five or more years of related experience, including at least two years of supervisory experience
• Excellent leadership, organisation and coordination skills
