Senior Industrial Property Portfolio Manager (Sandton)

About the role

MH Solutions is seeking a Senior Industrial Property Portfolio Manager to lead the strategic and operational management of an allocated portfolio of industrial assets. The role focuses on maximising financial performance, ensuring tenant satisfaction, and maintaining regulatory compliance.

Key responsibilities

• Manage a portfolio of industrial properties, overseeing day‑to‑day operations, maintenance programmes and service contracts.
• Develop and monitor income and expense budgets, identify cost‑optimisation opportunities and report financial performance.
• Drive leasing activities, including prospecting, negotiations, lease execution and tenant retention strategies.
• Ensure compliance with the Occupational Health and Safety Act and other statutory requirements.
• Maintain accurate property records, documentation and administration.
• Lead and mentor the property management team, fostering strong relationships with clients, tenants, brokers and service providers.

Required profile

• Proven senior‑level experience in industrial property or real‑estate portfolio management.
• Strong understanding of budgeting, financial reporting and lease administration.
• Excellent stakeholder management skills with a focus on tenant satisfaction.
• Knowledge of South African occupational health and safety regulations.
• Ability to oversee maintenance programmes and manage service contractors.
