Building Manager

About the role

We are looking for an experienced Resident Building Manager to take full operational responsibility for a large affordable residential rental development of approximately 294 units. The role is hands‑on, on‑site and requires living on the property to ensure safety, discipline and financial sustainability.

Key responsibilities

• Oversee day‑to‑day operations of the entire development, including inspections of buildings, common areas, landscaping, parking and facilities.
• Manage cleaning, gardening, waste removal and maintenance teams and ensure preventative maintenance programmes are executed.
• Monitor contractor performance and service providers.
• Build and maintain professional relationships with tenants, handle complaints, enforce lease agreements and house rules, and manage onboarding, move‑ins, move‑outs and inspections.
• Support rental collections, arrears management and related legal processes.
• Direct all security operations, manage access‑control and visitor systems, investigate incidents, prepare reports and respond to emergencies.
• Liaise with security companies, police, emergency services and local authorities to mitigate security and operational risks.
• Lead within an affordable or social‑housing environment, managing difficult tenant situations, maintaining community stability and addressing anti‑social behaviour.

Required profile

• Extensive experience in affordable or social housing, large‑scale residential rental portfolios or high‑density housing environments.
• Proven ability to act as a hands‑on leader on site, enforce rules, protect owner and resident interests and reside on the property.
• Strong conflict‑resolution skills and the capacity to manage overcrowding, illegal occupation, sub‑letting and tenant misconduct.
• Experience coordinating security, risk management and liaison with authorities.
