Asset Manager – Property Portfolio

About the role

The company seeks a dynamic Asset Manager to increase the value of its property portfolio through performance optimisation. Based in Stellenbosch, the role provides strategic oversight of allocated buildings and close collaboration with property management teams and senior executives.

Key responsibilities

• Lead monthly management committee meetings, analyse and report financial, vacancy, arrears and legal performance to the executive committee.
• Develop, implement and present tactical and operational strategies for each building after detailed financial and market analysis.
• Optimise returns by improving operational management and, where appropriate, recycling assets.
• Assess and mitigate risk exposure related to demographic shifts, competing developments and tenant credit quality.
• Produce timely performance reports against benchmarks, valuations and return objectives.
• Prepare annual operating and capital expenditure budgets for the portfolio.

Required profile

• Strong financial acumen with ability to interpret income statements, balance sheets and cash flow statements.
• Experience in budgeting, operating income and capex planning for property assets.
• Proficiency in investment analysis, valuation techniques and applying investment criteria.
• Knowledge of property portfolio ratios, benchmarks and performance optimisation.
