Real Estate Financial Controller

About the role

We are seeking a Real Estate Financial Controller to lead the accounting function for our North American portfolio of over 675 residential units valued at $250M. This remote, full‑time contractor position works on Eastern Standard Time hours and focuses exclusively on property‑level finance, reporting, and controls.

Key responsibilities

• Manage month‑end and year‑end close for the entire real‑estate portfolio.
• Oversee a remote accounting team of three in the Philippines and external CPA contractors.
• Prepare monthly owner reports for investors and third‑party clients.
• Handle multi‑entity, multi‑currency cash management (CAD/USD) and tax filing coordination in Canada and the US.
• Lead property accounting system migration (Hopem‑to‑Kompas) and maintain Yardi for US properties.
• Ensure rent‑roll accuracy, AR collection, property‑level P&L, internal controls, and audit coordination.
• Develop annual budgets, rolling forecasts, and variance analysis.

Required profile

• Minimum 5 years of direct real‑estate or property‑management accounting experience (commercial, residential, or mixed‑use).
• At least 7 years of progressive accounting experience.
• 2+ years managing remote accounting teams across time zones.
• Professional accounting qualification (CA(SA), CPA, ACCA, or equivalent).
• Willingness to work full EST hours from South Africa.
