Property Manager

About the role

Our client is looking for a Property Manager (or Assistant Property Manager) to oversee the day‑to‑day operations of an inner‑city residential portfolio. You will act as the primary point of contact for tenants, manage lease administration, and support the Property Portfolio Manager with utility and financial processes.

Key responsibilities

• First‑line tenant engagement across assigned residential assets, responding to queries within 24 hours and ensuring 90%+ are resolved or routed within SLA.
• Maintain complete lease files, addenda, renewals and occupancy trackers, updating daily and keeping records audit‑ready.
• Track vacancies, coordinate viewings, support tenant vetting and onboarding, and drive occupancy recovery for under‑performing units.
• Manage collections, arrears tracking and AOD negotiations, aiming for a 95%+ collection rate on assigned assets.
• Prepare pre‑legal notices, handover packs and support eviction processes through the Property Portfolio Manager.
• Own monthly utility meter‑reading cycles, validate readings, prepare tenant billing and investigate any discrepancies.
• Verify municipal accounts, flag billing errors, manage prepaid utility performance and coordinate meter‑fault escalations.

Required profile

• Strong organisational skills with a focus on accuracy and compliance.
• Ability to work autonomously while maintaining visible presence across the portfolio.
• Excellent communication skills for tenant interaction and internal coordination.
