Maintenance Manager (TC 104)

About the role

Our client, a leading property development and management group in Pretoria, is seeking a Maintenance Manager (TC 104) to oversee all building‑related maintenance activities across commercial, residential and student accommodation sites.

Key responsibilities

• Inspect, maintain and repair equipment, machinery and building fixtures according to the Business Unit schedule.
• Plan and execute preventative and life‑cycle maintenance programmes, ensuring compliance with business rules and severity levels.
• Manage the maintenance budget, track expenses and control stock in the storeroom.
• Supervise cleaning, security, gardening, CCTV, biometric and facial‑recognition systems, pest control and waste management.
• Coordinate and document monthly contractor meetings, monitor contract performance and ensure quality and safety standards.
• Conduct daily, weekly, monthly and annual inspections, and handle pre‑ and post‑inspection tenant communications.

Required profile

• Grade 12 with an industry trade qualification from an accredited institution.
• 5–8 years of relevant experience in general maintenance, preferably within hotels, student accommodation or similar client‑service environments.
• Proven ability to manage budgets, inventories and contractor relationships.

Required skills

• Basic plumbing, electrical work, carpentry and painting.
• Air‑conditioning and refrigeration knowledge.
• Preventative maintenance procedures and troubleshooting.
• Familiarity with building codes, safety regulations and OHS certification.
• Use of hand and power tools, inventory management and stock control.
• Experience with maintenance software platforms such as FG Nexus.
