Executive General Manager – Property Management Services

About the role

The Executive General Manager – Property Management Services will lead a diverse property portfolio in Johannesburg, reporting to the executive leadership team. This senior position is responsible for driving portfolio performance, operational excellence, and high‑performing teams.

Key responsibilities

• Develop and execute the overall property and asset management strategy.
• Optimise portfolio performance through acquisitions, disposals and asset‑enhancement initiatives.
• Oversee all property management functions, including leasing, tenant relations, facilities management and maintenance.
• Drive occupancy levels and maximise rental income across the portfolio.
• Manage capital expenditure, budgets and portfolio profitability.
• Ensure compliance with property legislation, governance and health & safety requirements.
• Lead procurement activities and improve operational efficiencies.
• Provide executive‑level reporting and engage with senior stakeholders.

Required profile

• Bachelor's degree in Property Studies or a related discipline; postgraduate qualification advantageous.
• Minimum 5 years in a senior or executive property management role and 4 years in property asset management.
• Proven track record developing and implementing property management strategies.
• Strong commercial and financial acumen, including ROI, feasibility analysis and portfolio optimisation.
• Demonstrated experience leading and developing senior teams.
