Technical Manager – Shopping Centre

About the role

A leading property investment and development organisation is seeking an experienced Technical Manager to oversee the strategic and operational management of all technical building assets, systems and infrastructure within a major shopping centre. Reporting to the Senior Operations Manager, this senior facilities role requires strong background in regional or super‑regional shopping centres, building maintenance and capital projects.

Key responsibilities

• Manage day‑to‑day operation, servicing, maintenance and repair of all technical, electrical and mechanical assets across the centre.
• Oversee HVAC, fire protection, lifts, generators, substations, transformers, UPS, solar plant, lighting, pumps, water, sewer, stormwater, CCTV, parking equipment and specialist infrastructure such as ETFE roofing.
• Ensure planned and reactive maintenance meets statutory requirements, manufacturers’ specifications and approved programmes.
• Monitor equipment performance, investigate failures, implement preventative measures and drive optimisation.
• Maintain the technical asset register, condition assessments, lifecycle plans and capital replacement programmes.
• Prepare technical assessments, project scopes, specifications, budgets and business cases; coordinate consultants, contractors and specialist service providers.
• Manage contractor performance against SLAs, budgets, KPIs and building standards.
• Ensure compliance with OHS, statutory regulations, certificates of compliance and technical standards.
• Control technical maintenance budgets (Capex and Opex) and lead energy‑efficiency and sustainability initiatives.

Required profile

• Technical Diploma in Mechanical or Electrical Engineering (NQF Level 6) – Facilities Management Diploma advantageous.
• Minimum 5 years experience in a Technical or Facilities Management role within a regional or super‑regional shopping centre.
• Proven experience managing contractors, service providers and technical projects, including capital and operational budgets.
• Strong knowledge of statutory compliance, OHS requirements and building regulations.

What we offer

• Competitive total cash compensation between R650 000 and R740 000 per annum.
