Property Manager – Student Accommodation

About the role

A leading organisation is looking for an experienced, customer‑focused Property Manager to oversee the overall operational management of one or more student accommodation residences in Johannesburg. The role ensures exceptional service delivery, a safe and welcoming living environment, and operational efficiency.

Key responsibilities

• Manage day‑to‑day operations of the student residence(s), including front office and reception.
• Oversee resident administration, communication, and ensure high standards of cleaning, security and property presentation.
• Coordinate move‑in and move‑out processes, conduct operational inspections and ensure rooms are ready for arrival.
• Handle resident enquiries, complaints and customer‑service issues to drive satisfaction and retention.
• Lead, coach and manage multidisciplinary operational teams, set performance objectives and monitor staff performance.
• Prepare annual budgets, monthly forecasts, monitor expenditures and control costs.
• Review supplier invoices, manage approved operational purchases and ensure compliance with company policies, university requirements and health & safety standards.
• Work closely with the Facility Manager on maintenance, statutory compliance and regular property inspections.
• Produce operational, occupancy, KPI, incident, risk and budget reports and maintain accurate records using FG Nexus or similar systems.

Required profile

• Bachelor’s degree or Diploma in Property Management, Business Management, Hospitality Management or a related field.
• Minimum 5 years’ experience in property, hospitality or residence management.
• At least 3 years’ experience in a managerial role leading multidisciplinary teams.
• Strong knowledge of property operations, budgeting, risk management and compliance.
• Professional, organised and results‑driven mindset with strong leadership and communication abilities.
• Customer‑focused, adaptable and resilient approach to work.
• Experience with property management systems such as FG Nexus or similar is essential.
• Membership in professional bodies (e.g., SAFMA, SAPOA) and health & safety knowledge are advantageous.
