Operations Executive – Student Accommodation

About the role

The company is looking for a senior Operations Executive to lead the strategic and day‑to‑day management of a large student accommodation portfolio in Johannesburg. You will be responsible for delivering operational excellence and a high‑quality living experience for roughly 12,000 student beds.

Key responsibilities

• Develop and implement a consistent operational strategy across all residences.
• Lead, mentor and manage Property Managers and regional operational teams.
• Oversee residence operations including front‑office services, cleaning, security and resident services.
• Ensure high levels of customer service, resident engagement and effective complaint resolution.
• Drive the annual operational readiness programme, maintaining DHET compliance and NSFAS accreditation.
• Monitor portfolio performance through KPIs, inspections, audits and satisfaction surveys.
• Manage operational budgets, forecasts and cost‑optimisation initiatives.
• Build and maintain strong relationships with property owners, universities, residents and service providers.
• Champion the adoption of technology platforms such as FG Nexus to improve efficiency.

Required profile

• Bachelor’s degree in Property Management, Business Management, Operations Management or a related field.
• 8–10 years of experience in property or operations management, with at least 5 years in a senior leadership role.
• Proven experience managing a multi‑site property portfolio, preferably in student accommodation.
• Strong leadership, people‑management and stakeholder‑communication skills.
• Demonstrated ability to manage operational budgets and drive business performance.
• Knowledge of property management, student accommodation operations and customer service management.
• Experience in contract and supplier management, business process improvement and risk management.
• Excellent negotiation, conflict‑resolution and strategic‑thinking capabilities.
