Property Portfolio Manager

About the role

The Property Portfolio Manager will act as the commercial custodian for a diversified, multi‑asset property portfolio across Greater Gauteng. Reporting to the Regional Head, the role is responsible for maximizing Net Operating Income, driving tenant retention and ensuring strict operational and statutory compliance.

Key responsibilities

• Prepare, manage and be accountable for annual income and expenditure budgets for all assets.
• Identify and implement strategies to grow NOI through rental growth, vacancy reduction and expense control.
• Monitor arrears, enforce debtor policies and optimise cash flow.
• Oversee utility billing, recovery of tenant‑recoverable expenses and accurate reporting.
• Lead tenant‑retention initiatives, negotiate lease renewals and manage dispute resolution.
• Drive vacancy management, appoint and manage external leasing brokers and negotiate commercial lease terms.
• Provide functional oversight to the Facilities Manager, ensuring SLA compliance, OHS and fire safety adherence.
• Collaborate on Capex projects, budgeting and tenant installations.
• Lead, mentor and evaluate the Property Administrator and foster cross‑functional collaboration with Finance and Facilities.

Required profile

• Matric (Grade 12) and a Bachelor’s degree in Property Studies, Real Estate, Finance or Business Management.
• 5–7 years of experience in commercial property portfolio management with proven bottom‑line accountability for NOI.
• Demonstrated experience managing a diverse, multi‑sector portfolio and leading matrix teams.
